FACTS. - PAC made a contract with the Robertses to avert foreclosure of their home and market it. A buyer was located. In order to avoid an extra step in conveyancing, the parties agreed to close a conveyance directly from the Robertses to the buyer rather than from Robertses to PAC then to buyer. However, the date set for the direct closing exceeded the deadline set in the contract for closing the Roberts-to-PAC conveyance, and after that deadline passed, Roberts refused to convey without receiving an increased cut of the proceeds from the buyer.
